Summary of Vista Ridge
Covenants
- All
utilities underground
- Limitation
of one house, per lot, with square footage requirements minimum 1,300 sq.
ft. to maximum 4,000 sq. ft.
- All
construction plans, designs, stain-paint colors, roof finishes, fencing,
attached garage, storage, driveway location, etc must be submitted to the
Architectural Review Committee (ARC), and approved in writing. All
plans shall be evaluated as to harmony of external design and location in
relation to surrounding structures and topography.
- The
construction will be log home or rustic natural siding. Foundation
shall be finished in a natural stone (or manufactured stone). Brick,
vinyl, or stucco construction is not desired and will not be approved as a
construction method. (except in limited
trim finish) All homes must be completed within one (1) year from
the beginning of construction.
- Maintenance
of natural environment. No animals, plants or other features shall
be removed from, and no alterations shall be made to the Common
Properties, except under the direction of the ARC. No rhododendron,
mountain laurel, and no tree larger than six (6) inches in diameter at ground
level shall be cut or removed from any of the Lots without permission of
the ARC. No more than 25% of the natural trees may be removed from
any of the Lots. Prior to any earth-disturbing activity, erosion and
sediment control measures shall be implemented.
- Limitations
on automobiles, trucks, recreational vehicles. No commercial trucks,
commercial vans or trailers used for commercial purposes shall be
allowed. Recreational vehicles, boats, motor homes must be stored or
kept in enclosed garage, which have been approved in writing by the ARC.
- ATVs,
dirt bikes, Go-karts, and similar motorized devices are not allowed.
- Prohibition
of temporary structures. No home trailers, mobile homes, shacks,
tents, or other temporary structures shall be placed or allowed to remain
on any lot. Unattached storage sheds, unattached garages, are not allowed.
- Prohibition
of explosives (fireworks) and discharge of firearms.
- Limitation
on fencing. No property – boundary fencing will be allowed so as to
restrict the free movement of wildlife through the community. All fencing material and location must be approved in writing
by the ARC.
- Maintenance
assessment. An annual maintenance assessment of $350.00 per lot
shall be required for maintenance of roads, common areas, and hiking
trails.

on Commercial Usage.
